I’ve had a month to dive and kick the new year off right. Reflecting on the past year, I've had the pleasure of connecting with so many amazing people and I've noticed some common missteps that buyers and sellers often make. Whether you're a first-time buyer or have owned multiple homes, these insights could be the key to smoother, more successful real estate transactions.

Mistakes Buyers Make:

 1-Waiting too long to seize the opportunity:

We all have that nagging feeling of waiting for the perfect moment, hoping for a price drop or lower interest rates. But let's face it, the real estate market is as unpredictable as life itself. While you wait for the stars to align, property prices may soar, and that dream home you've been eyeing could slip through your fingers.

2-Not staying true to your budget:

It's easy to get carried away when touring homes that are way beyond your budget or falling into the trap of the "comparison game." Remember, a dream home loses its charm if it keeps you awake at night worrying about hefty mortgage payments. Stick to your budget, and your future self will thank you.

3-Changing Financial Situations: 

Buyers may make the mistake of changing their financial situation during the home-buying process, such as taking on new debt or changing jobs. This can affect mortgage approval and jeopardize the deal.

Mistakes Sellers Make:

4-Being Unwilling to Negotiate: 

Some sellers may be rigid in their pricing and terms, refusing to negotiate with potential buyers. Flexibility can often lead to a successful sale. Did you know there are many places in a contract to negotiate with, it’s not always the sale price! 

5-Ignoring Feedback: 

If multiple potential buyers provide consistent feedback about issues with the property, such as pricing or condition, it's essential for sellers to take this feedback seriously and make necessary adjustments. If your house smells like pet urine and you’ve heard it from more than one person, they're not so crazy after all. Just sayin...

6- Being Unwilling to Prepare the House for Sale and Expecting TOP DOLLAR:

Put yourself in the buyer's shoes here.  Let's face it...If you were buying a home, you wouldn't want to have an extensive list of things to do upon moving in, right?  If you plan ahead of time and take the time to make a few updates and repairs, top dollar will be more likely.  It may cost anywhere from a few hundred to a couple thousand dollars to get your home shine ready, but I bet you would find it's worth it if you can sell it for thousands more by doing so!
